Live Smart @ Home brings BoKlok homes to Gateshead
BoKloK is a new concept of housing, first pioneered in Scandinavia by furniture giant IKEA and construction firm Skanska. In the UK, property company Live Smart @ Home has the exclusive licence to build BoKlok properties and its first development is at St James Village in Gateshead, Tyne & Wear.
This is the first development in the UK of the BoKlok concept which is also currently active in Sweden, Denmark, Norway and Finland. The arrival and development of these exciting properties in Gateshead further enhances the constant improvement and regeneration of the area. The state-of-the-art, Scandinavian-style timber framed properties are aimed at households earning between £15,000 and £35,000 a year and are being sold on a rented, outright sale or shared ownership basis.
The smart design concepts incorporated provide an innovative flexible living space which will be attractive to an array of people. The BoKlok properties have an open-plan layout with high ceilings and large windows, which give them a light, airy and contemporary feel.
All of the BoKlok homes meet or exceed all current UK building regulations. The combination of good energy conservation and a low environmental impact rating, results in homes which have being designed to have an eco-homes ‘excellent’ rating. In addition, a 12-year NHBC warranty is available to all homes upon completion.
The energy efficiency of the properties can be seen via the high rating achieved within the homes’ Energy Performance Certificate (EPC). Energy Performance Certificates tell you how energy efficient a home is on a scale of 0-100 and also corresponds with an A-G to scale. The most efficient homes – which should have the lowest fuel bills – are in band A. The average Energy Efficiency Rating for a dwelling in England and Wales is band E. Each of the BloKlok properties’ achieves an EPC rating of approximately 85 on average which is a B on a scale of, A-G.
